Pipera has emerged as the main residential development hub for Bucharest, even though it is located within the city of Voluntari. The area hosts over 4,500 apartments at various stages of development, with an average price of €2,115 per usable square meter, excluding VAT. Targeting the high-income segment, Pipera has become the main driver of growth in the northern residential sector, overtaking the western part of the city, despite new projects in the Militari area, such as Parcul Liniei.
The North Surpasses Western Bucharest
According to SVN Romania consultants, Pipera South, stretching from the railway bridge near Porsche Romania to the Pipera-Petricani intersection, offers over 3,500 units under development, with an average price of €2,166 per square meter. Pipera North, from the Petricani intersection to the DNCB beltway, has more than 900 apartments at a price of €2,065 per usable square meter, excluding VAT. The price difference is explained by the southern area’s location, close to the Aviației-Dimitrie Pompeiu office hub.
Transportation Infrastructure Expansion
The Ministry of Transport has approved documentation for extending Metro Line 2 on the Pipera-Petricani section. The project plans to extend the line by 1.6 km with double tracks and include two modern stations, designed to ease congestion in the Pipera North area.
